Negotiate Like a Pawn Shop
Ever see the Reality Series Pawn Shop?
It is a real life Pawn Shop in Vegas. Sounds
boring as heck right?
Well they have some Real World Negotiating
Strategies I have uncovered that You can
Implement TODAY that will have your sellers
dropping their prices faster than an a
speeding bullwhip.
When you are Belly to Belly with a
seller this week remember these 3
tips:
Here they are real quick.
1. They ALWAYS ask why the person
is selling.
They couple it with – “man this is a nice
piece” or “it’s it great condition – why
are you selling?”
This does a couple of things – it tests their
Motivation and 2 – it Solidifies in the sellers
mind their NEED
to get rid of the item (i.e. their house)
It softens the resolve to negotiate hard if they
have already made the decision to get rid
of it.
2. They always say – I’ll pay you in “Hundred
Dollar Bills”
Think about this – how many times have you said – I
want to roll around in a bed of Hundred Dollar
Bills!
Demi Moore did just that in a movie and it left many
an impression in my mind 😉
The Power of the Mind to visualize rolling
around or carrying an armload of Hundred Dollar Bills
is pretty powerful – and if the seller feels that YOU
are the one that can make this happen makes You King for the Day!
Now – you MIGHT be able to work that into the conversation
BUT what if you pulled a check book out and filled one out
with your FULL Offer on it?
And then slid it across the desk to the seller?
I know may an investor who has done exactly that
and let the seller know that THIS is waiting
when we get clear title.
Now Don’t worry – as long as you don’t sign the check
you are OK – there is still plenty of room to
negotiate the timing of the close so you can
determine your exit strategy.
Negotiation Strategy number 3 – when they ask the seller
how much they want – they ALWAYS have a comeback.
Sometimes it is – “Is that American Cash?” or
“Keep on dreaming” or “I bet you would” or my
favorite – “No, Really How much” followed
by a booming laugh.
The laugh is very important – think of it
as the verbal Flinch – sometimes they will
just flat out Hang their head as if to
say – “are you out of your flippin mind??”
If those don’t work the Pawn Shop guys
are very upfront with the fact that they
are in a Business and it HAS to make money. Period!
They even tell them things like:
Look with my holding costs…
In order for me to make a profit…
I can’t pay retail…
Those things all help them lead
to a Buy that is in their favor.
And simple things YOU can do in your
next real estate purchase.
