I failed at real estate investing – until I did this

For 2 years I sat on the sidelines, waiting, hoping
praying that I would actually close on a house.
No – check that – to actually make a profit investing
in real estate.

And here I was at the closing table, about to sign
on the dotted line and bank my first check.

I kind of drifted back for a second to all the hard times
of talking to Non-motivated Sellers and having the door
slammed in my face by so many people saying “NO” to my offers.

The Nay-Sayers that would hammer away at me saying – “That’s
Illegal” or “It’ll never work, go get a job.”

The number of seminars I attended and the Count Less Hours
on the discussion boards. groooaaan

The hours of reading, learning, listening, and now after
all this time it was about to payoff.

What was the mystical potion that turned my fortune?
It was actually pretty simple really:

I Focused on ONE type of Investing!

That’s right – I realized I was trying to learn everything and
had become a master of none.

I waned to know everything the lawyers did – everything the
title company should do – all the paperwork the real estate
agent needed to fill out.

One day I was chasing tax sales, the next Subject To
and then I would look into rentals and then – ohhh
commercial properties look HOT!

And all the while I was going broker and broker.
Then my mentor slapped me upside the head and said,
“That’s NOT how we do it.”

We focus on one thing – making money – getting cash
in the bank – then you can worry about all the
pretty little sparkly ways to invest.

But – FOCUS on one way to invest in real estate and if you have
no real cash reserves in your bank account then it had better
