I started my investment career backwords from what most gurus teach, they usually say to start out wholesaling instead, I bought every house I could get my hands on and never did much wholesaling.  Now that I have a good nestegg of properties I&#039;ve shifted my focus to wholesaling houses.  The tenants and tenant buyers are great, the equity build up is huge but sometimes the cash gets tight.  Thank God I&#039;ve gotten really good at finding great deals that I can now wholesale houses for a quick paycheck. I am a licensed Real Estate broker in the state of California  I am also a Real Estate investor, I have the opportunity to purchase properties from a bank at 50 cents on the dollar, before they go farther with me they need to see a letter of intent along with proof of funds of few millions dollars , they are aware that each property will be purchased one at the time with transactional funds and with  the intension of resale it in a back to back transaction. Can we use your transactional funds for this deals? If I do can I get a letter from you along with proof of funds showing some millions to proof that we are serious?

Everyday people put houses under options and assign their contracts - there is Flat Out NOTHING Illegal about that.

Finders Fees - in some states - could be a VERY big issue - But assigning a contract - NO.

Be aware - that just because a Title Company does not want to close a deal - does not make them illegal - there are many reasons to do a Double Close - and many ways - that make them perfectly legal.
