<p>Here is the 3rd Critical mistake I made when I started<br /> to wholesale houses.  As I look back it actually<br /> makes me laugh a little&#8230; a tiny little.</p>
<p>Let&#8217;s set the stage &#8211; you walk into a real estate<br /> Investing meeting and at first you really don&#8217;t know<br /> anyone &#8211; you might even be a little shy or just<br /> not a social butterfly.</p>
<p>I know my wife can walk into a room and know everyone<br /> in 15 minutes &#8211; me &#8211; not so much.</p>
<p>Anyway &#8211; as you look around you find someone who is<br /> surrounded by 4 or 5 people and pretty soon<br /> you drift over to &#8220;listen in&#8221; to the conversation<br /> because they appear to be holding court as it were.</p>
<p>As you listen in you come to the realization they<br /> are sharing some &#8220;golden&#8221; information &#8211; about<br /> what YOU want to know about!</p>
<p>Now, sure they shoot bullets at some of the &#8220;experts&#8221;<br /> and say they don&#8217;t know about the real world.</p>
<p>Then you realize that they ALL always talk about is what<br /> &#8220;Doesn&#8217;t&#8221; work &#8211; but you never hear what DOES work and<br /> how you can actually make some money.</p>
<p>By the time it dawns on you that these &#8220;Investors&#8221;<br /> have never done a deal &#8211; you break away and<br /> think of all the wasted time you spent.</p>
<p>If you are lucky!</p>
<p>You see these emotional Vampires suck out all of<br /> your drive and determination and wrap you in a<br /> cocoon of entitlement.</p>
<p>And if you don&#8217;t drive a stake through their heart<br /> you fill find yourself 2 years down the road<br /> having never turned a deal, much less a profit.</p>

<p>It took  me 2 years to realize how shockingly<br /> unqualified these back of the room experts<br /> were to teach me anything. And how much precious time<br /> I had lost listening to the emotional vampires.</p>
<p>It wasn&#8217;t until I had done a few deals that<br /> the real experts came to light &#8211; and I was<br /> allowed into their inner circle.</p>
<p>And the sharing of information became Incredible.<br /> It was like I was let into a secret society and<br /> my training leap frogged by decades!</p>

<p>For 2 years I sat on the sidelines, waiting, hoping<br /> praying that I would actually close on a house.<br /> No &#8211; check that &#8211; to actually make a profit investing<br /> in real estate.</p>
<p>And here I was at the closing table, about to sign<br /> on the dotted line and bank my first check.</p>
<p>I kind of drifted back for a second to all the hard times<br /> of talking to Non-motivated Sellers and having the door<br /> slammed in my face by so many people saying &#8220;NO&#8221; to my offers.</p>
<p>The Nay-Sayers that would hammer away at me saying &#8211; &#8220;That&#8217;s<br /> Illegal&#8221; or &#8220;It&#8217;ll never work, go get a job.&#8221;</p>
<p>The number of seminars I attended and the Count Less Hours<br /> on the discussion boards. groooaaan</p>
<p>The hours of reading, learning, listening, and now after<br /> all this time it was about to payoff.</p>
<p>What was the mystical potion that turned my fortune?<br /> It was actually pretty simple really:</p>
<p>I Focused on ONE type of Investing!</p>
<p>That&#8217;s right &#8211; I realized I was trying to learn everything and<br /> had become a master of none.</p>
<p>I waned to know everything the lawyers did &#8211; everything the<br /> title company should do &#8211; all the paperwork the real estate<br /> agent needed to fill out.</p>
<p>One day I was chasing tax sales, the next Subject To<br /> and then I would look into rentals and then &#8211; ohhh<br /> commercial properties look HOT!</p>
<p>And all the while I was going broker and broker.<br /> Then my mentor slapped me upside the head and said,<br /> &#8220;That&#8217;s NOT how we do it.&#8221;</p>
<p>We focus on one thing &#8211; making money &#8211; getting cash<br /> in the bank &#8211; then you can worry about all the<br /> pretty little sparkly ways to invest.</p>
