Repairs that are needed.

Now, we are not talking about
little minor repairs that are
needed – we are chatting about
BIG Repairs – the ones that make YOU
go OH-Crud when they happen.

Like in the middle of summer and you
come home to find the candles are melted
from the heat cause the AC blew out -
and it’s now Friday Night. True Story Dat.

Or not being able to fix the foundation and
seeing the cracks in the wall get bigger
and bigger.

Having the roof get so old and deteriorated
you can see sun coming through in the attic.

A kitchen that was last updated in late December
back in ’63, oh what a night. oops got carried away.

Paint that is peeling away in dry brittle cracks.

Things that show that the Owner Can’t afford the repairs?

Got the idea?

OK – Now – How to find them?

1. – Windshield time.  My Father In Law, before he passed
away was always told how Lucky he was because he found
so many “good Deals” at Pawn Shops.

His reply… you gotta put in the windshield time.

He was talking about diving from shop to shop and YOU have
to drive some neighborhoods to find the right ones.

But once you find them – OH Boy!

2.  Do a search online.  Let’s look
at what we are really looking for ok?

For a house to meet the criteria – it has to be old.  Like
20 years or more old right?  So once you find a neighborhood
that has a LOT of houses that fit the criteria of Repairs
that are needed you can go pull up a list of ALL of the houses
off of infousa.com

Then do a Mail Out – Or Bandit signs in the area, or door hangers
or All The Above!

3.  Grab a Realtor – have THEM do a search of listings of houses older
than 20 years AND look for Keywords.

Needs Repairs – “As-Is” – “Cash Only”

Those types of things.

4.  Use a service like Real Quest to find your addresses for you
but be careful – some “older” neighborhoods are still in real”nice”
areas and are not dilapidated.  Know Your Hood Ok?

You are not looking for Sophia Loren alright?  You want
a house that has not aged as gracefully.

When it came to phone calls there were always
3 things I looked for when I started talking to
sellers on the phone.  These 3 things helped me
make a lot of money and quit my J.O.B. literally
6 months after I put my heart and soul into real
estate investing.

What are those 3 things?  I call them R.E.M.

Today we will talk about the M part.  Motivtion.

Let’s think of some Motivations for a second
that might, as an investor, give us reason to believe
that the seller might get rid of their house at a
discount:

60% of all marriages are ending in D-I-V-O-R-C-E

Relocation – I know I relocated 12 Times in the first 11
Years of my marriage.

Judgements and Liens – defaulted loans etc.

J.O.B Layoffs

Property Taxes come due – like right now

Home Owner Association Gestapo’s are now taking
over more and more properties as owners can’t
make all tof the payments.

Medical Expenses

Someone passes away and a family member inherits
an unwanted property.

The list goes on and on.

Now, what I wanted was an easy way to find out who
was Motivated and how I could reach them.
yes – I could run to the courthouse everyday but
I was too lazy to do that.  I wanted to be looking at houses,
not fighting through all the lawyers and clerks who
thought their J.O.B. was to make our lives miserable.

So I started searching for an easier way to get the
information -

What I found was a local Legal Newspaper!

Not only did it give me DAILY information as
Public Notification that is reported – but
for most of the notices it also gave contact information.
And here was the really cool part – they would actually
Email me the list everyday in excel format! 

With that contact info I would import into a simple
spreadsheet and then mail them a letter or post card.
Remember – it is a numbers game with sellers – you get
your business in front of as many people as you can
and just work with the most Motivated.

If the full contact information was not provided then
I would go to zabbasearch.com or merlindata.com as they
provided 2 of the best “skip tracer” type of services
I have found for us normal folk.

With just this 1 Simple Step I was now exposing my
business to new people all the time and the best part?
They were the right motivated customer.

So reach out to your courthouses and see if you can’t
find a legal paper or Public Notifications List, get on it
and Take Action.

You most likely know that I am a volunteer
firefighter right?

But did you know that I just won Officer Of The Year?

WOOT – that’s right – I was voted as Fire Officer
of The Year 2009! – FOOTY ’09

I became a Fire Fighter shortly after 9-11 – I remember
sitting in the Doctors office when my buddy called me
and told me about the first airplane.

I watched and watch for the entire day and night and for
days after.

The Bravery of those Hero’s mesmerized me and I wondered
if I had that in me? Could I do that? Could I charge in
knowing full well that I MIGHT not come out? Could I look at something
going so absolutely wrong – and still push forward? And being 38
and out of shape didn’t help the thoughts.

But it was a boy hood dream to be a Fire Man.

And when the sign went up a month later asking for volunteers,
I jumped at it.

Now, Bev and my Oldest daughter thought I was plum crazy, that I
had Asthma and there was no way they would take me in.

They took me.

She challenged me as to whether I could do the physical part.

I did them.

She challenged me on studying, her brother did as well.
I mean I had been out of “school” for a while! And YES we had
electricity back then.

I graduated from the departments training and then took
a Texas Certified Academy training for another 6 months.

I Graduated as Valedictorian!

Bev supported me, challenged me and pushed me.

Now, I “volunteer” about 55 hours a month and am the Captain
at the station.

I have Danced with the Dragon and slayed it – and I have been reminded
of how “unpredictable” it ca be – and felt it’s wrath.
I have helped complete strangers when they are at their most vulnerable.

I have done more CPR than I care to think about.

I have worked the Jaws of Life when they were needed most.

I landed Life Flight once again just last night and thought
about how Majestic a site that it was seeing the bird land
and yet the sadness for what had happened to warrant the need
was there as well.

I was pretty darn glad others took the challenge and are volunteers
as well.

Yes – I am living the way I want to – and playing when I want to.

Now for me, ALL of this was made possible from Real Estate Investing -
pure and simple. The ability to work when I want, where I want
and with WHOM I want has been made possible by ugly little houses.

Some are not so lucky – some where challenged by their family
and friends, just like real estate investors and NEVER make it.

Some succumbed to the “You Can’t Do That” Vampires.

So – what is YOUR dream? What are YOUR goals? What little
hidden secret wish do you have shoved into a corner that others have
helped you close the door on?

When people tell you that you “Can’t” what is your first reaction?

When something doesn’t go right – do you quit? What’s your first
reaction?

What happens when you try a system and it doesn’t work?

Your answers may actually surprise you – or dictate your outcome
in life.

Me? I’m a fighter – I don’t back down from much – and I keep pushing
til I find a way to make it work.

Ever wondered how to really build a buyers
list fast – and not have to pay an arm and a leg
for it?

I have been talking to some sharp investors out there
and here are 3 ways that continue to be talked about
over and over.

1. HUD Listings – think about this – right there
on a HUD site near you is a listing of HUD homes
available for rent in your area.

Now – these are homes that have been bought by…
stay with me now – real estate investors that
are looking to get positive cash flow.

Think about this – MOST of them are still looking
for more homes to pick up cheap in this Wild
West Market.

You can find the listings on the internet – or you may have
to get them from a local branch or county office.

Get the listings, pull the county records of the property
owners – BOOM – good chance you have an investor there.

2. Forclosure Auctions – think about this for a second:
at each of these auctions are people who have to buy with
all cash and close quickly right?

They are given a few hours after winning the auction
and they have to pay all cash – they do not have
the time to get loans.

So why wouldn’t you spend a few hours networking and find out
who the real players are? The ones that will really buy
houses that you are wholesaling or flipping?

3. Real Estate Investment Clubs – yeah yeah sure sure Terry,
those are pitch-a-thons – yes they were – but now what is
happening in a lot of states is this:

The Newbies are leaving in droves because they are scared
and the real players are flipping deals left and right.

We have a local club for newbies here in Houston called
Project Prove It with my friend Gordon Appleby that
is always jam packed and they always have a “Best
Deal” type session to talk about houses that are available.

Those are three pretty simple ideas that you can use
to network, source out and track down who the real
players are in your area.

Just take a few hours and you can build a pretty
good list of people that will take your flips
off your hands -

Track them down, find out what their “dream House is – go find it
and you can walk into any
negotiation confident because you know you
already have it sold.

Wholesaling houses, just like any other success stories, needs some things to be done in perfection. Whatever wholesaling houses strategies and wholesaling houses techniques you have read or heard, there is one thing that you should not forget – all of them are based on simple principles that make up for a successful house wholesaling.

Motivated Seller

If getting the best house in town is surely a big step, if not big steps, ahead of your competitors, then a nice place with an owner that is very willing to sell (aka motivated sellesr) is a very big edge. Motivated sellers are people who wanted to have their houses sold ASAP and would not worry too much about the tag that you place on their house. Of course, they would not sell it for free but they would not also charge it a king’s ransom. These motivated sellers are just the people you need to be able to buy cheap, sell cheap and gain profit. Knowing where to find motivated sellers is like finding a good bargain shop for stuffs that you intend to sell.

Time

One of the key things that you should remember about wholesaling is that you choose it over flipping houses because you intend to make money out of a house that you do not have to spend on anything for maintenance or other fees (such as taxes). Thus, if you intend to gain profit and see it as a very considerable amount considering the investment that you made on it, you should be able to sell the house as soon as you bought it. This is where having a buyer’s list comes in handy, because with a buyers list you will be able to save time looking for prospect house buyers instead of still having to look for them after you buy the house.

Pricing

How you negotiate how much you should buy a house and what you decide on how much you should sell the house is obviously a very big factor in determining whether or not you made profit. Pricing would require a lot of experience or a whole lot of research if you have no experience to rely on. One thing that will help you though would be to know the pricing trend of the kinds of houses that you are selling and the buying trend of the house-buying market.

Buyers List

Having a buyers list is very important because this where you can base who you should sell the house that you bought and how much they are would be willing to pay. Aside from this, the buyers list will also dictate what kind of houses are in trend and what people are buying, thus giving you and idea when you are selecting a house.

These are but the basic things that you need to consider when you are trying to wholesale houses. Making sure that you have all these four in line and included in any wholesaling venture you do would assure you of a higher possibility of success rates in your wholesales.

Many people are into wholesaling houses and flipping houses in the real estate business. However, it is quite contrasting that there are still many people who do not understand the nature of both and how they are different from each other.

What is Wholesaling Houses?

When you try to wholesale houses, what you do is you find a motivated seller and buy the house he is selling at a much lower price than its real value. Motivated sellers are people who intend to sell their house fast and would not spend too much time lobbying for a higher price than the value of the house. These people include those who just had a divorce, experienced death or are people who are just anxious to move to another place.

After having bought a house, you directly find a house buyer who would either flip the house or live in the house. Either way, sell the house for the price that you paid to buy it plus an increase of $10,000 or more depending on how you play it. Just remember that the longer the house stays in your possession the worse it is for you because the more expenses would pile up and the closer you go to a loss.

What is Flipping Houses?

Flipping houses, on the other hand, is quite similar with wholesaling houses but involves a lot of differences. You still buy a house that you intend to sell, but instead of selling it directly, you flip it, thus the term flipping houses. When you say you flip a house or a certain kind of property for that matter, you rehab the house that you bought before you try to open it to the market. In this case, you will be needing some money for the repairs and furnishings that you intend to add. Make sure that when you spend money for the house for rehabilitation, it would add a considerable amount to the price or that it would make the house more saleable.

The same with wholesaling house, house flipping also demands that the whole process of flipping (from the buying to the house rehabbing to the selling of the house) should be done in a controlled duration of time. This means that before the expenses for the house pile up, you should have already sold it.

Wholesaling appeals to people who are in a tight budget and who can not stand the whole process of rehabbing. So long as you don’t run out of prospect house buyers, you will be assured that you will not be in the losing team. Flipping houses, in another sense, is good for people who intend to really make a lot of money out of the house that they bought using the make-over that they do to the house. Just make sure that when you do any of these two, you have the necessary strategies and techniques to help you sell the house in a much higher price because at the end of the day, it is what matters most in wholesaling house and flipping houses.
