3 Things To Look For in a “Great” Seller – Part 1
When it came to phone calls there were always
3 things I looked for when I started talking to
sellers on the phone. These 3 things helped me
make a lot of money and quit my J.O.B. literally
6 months after I put my heart and soul into real
estate investing.
What are those 3 things? I call them R.E.M.
Today we will talk about the M part. Motivtion.
Let’s think of some Motivations for a second
that might, as an investor, give us reason to believe
that the seller might get rid of their house at a
discount:
60% of all marriages are ending in D-I-V-O-R-C-E
Relocation – I know I relocated 12 Times in the first 11
Years of my marriage.
Judgements and Liens – defaulted loans etc.
J.O.B Layoffs
Property Taxes come due – like right now
Home Owner Association Gestapo’s are now taking
over more and more properties as owners can’t
make all tof the payments.
Medical Expenses
Someone passes away and a family member inherits
an unwanted property.
The list goes on and on.
Now, what I wanted was an easy way to find out who
was Motivated and how I could reach them.
yes – I could run to the courthouse everyday but
I was too lazy to do that. I wanted to be looking at houses,
not fighting through all the lawyers and clerks who
thought their J.O.B. was to make our lives miserable.
So I started searching for an easier way to get the
information -
What I found was a local Legal Newspaper!
Not only did it give me DAILY information as
Public Notification that is reported – but
for most of the notices it also gave contact information.
And here was the really cool part – they would actually
Email me the list everyday in excel format!
With that contact info I would import into a simple
spreadsheet and then mail them a letter or post card.
Remember – it is a numbers game with sellers – you get
your business in front of as many people as you can
and just work with the most Motivated.
If the full contact information was not provided then
I would go to zabbasearch.com or merlindata.com as they
provided 2 of the best “skip tracer” type of services
I have found for us normal folk.
With just this 1 Simple Step I was now exposing my
business to new people all the time and the best part?
They were the right motivated customer.
So reach out to your courthouses and see if you can’t
find a legal paper or Public Notifications List, get on it
and Take Action.
