5 quick tips to get more Sellers and Buyers

As we keep seeing more and more
people try and catch the Social Media
craze I have to chuckle at some of the
efforts.

Mostly because people are still living in
80’s and your customers want a Solution right now.
YOUR Job is to give it to them.
In the manner they are looking for!

I will give an example.  One person I saw
is all over Facebook looking for Short Sales
in California and he is giving his phone number
for people to call if they find one.

The only real website links he has on his page
are affiliate links – or links to a Ning Page
that you have to register for to actually
then go and find the guy.

Honestly – that’s to much work.

Here is what he could do to improve his referrals
and his income pretty quickly.

1.  Get a website – any website up is better
than nothing – but get SOMETHING up that people
can go and see who you are.  Even if it is a simple
blog on Blogger.com

Get an easy to remember domain name like
TerrySavesHouses or something like that and forward
it to your blog if you have to.

2.  Go to Ping.FM – create accounts in the Social Networks,
all of them – and for now they don’t have to be all pretty.
Just get them up because with one simple little click of the mouse
you can get your message out to ALL of your sites with one little
click of the button.

And that message needs to send them to your website.

Honestly – this takes about an hour – have your kids make create them
and give em $5 for doing it.

3.  Give them a compelling reason to give you their name and email
address so you can follow up over and over.

This one step will make you 25 times what you are doing right now,
if it is a seller – a buyer – someone looking to send you leads,
whatever – you MUST have a good Lead generation System.

4.  Follow Up – Use a good autoresponder service
like Aweber or 1shoppingcart.

You should plan on setting up an email series that
reaches out to people over and over again.

Set it up 1 time and then you never have to mess with it again.

Here is the cool part – you can start this today enter
a message a day and 12 weeks from now you are done.

5.  Learn to ask for Referrals – look think about this:
I come from the real estate side – we live and breath referrals
but most of us are still acting like the Neanderthal Cavemen
going out to club our women and drag them back to the caves.

We have to grow – and grow quickly – and Ask For Referrals.

I mean really – why would you work so hard to get someone to
contact you and NOT ask if they knew someone else looking
for YOUR solution.

Lastly – go out and Implement -

When I send a simple 140 txt message to the net it actually goes
out to over 50+ different sites.
When I create a simple Blog Post and then use a simple Social Bookmarking
Service it goes out to over 150 – oh yeah – the service does not cost
a dime.

And it takes me about 5 minutes to do but the IMPACT, crazy!

3 things to look for in a seller – Part 2

OK – yesterday we talked about
3 things to look for in a Seller
and they are – R.  E.  M.

In part one we talked about M.
Motivation…

Today we chat about R.
Repairs that are needed.

Now, we are not talking about
little minor repairs that are
needed – we are chatting about
BIG Repairs – the ones that make YOU
go OH-Crud when they happen.

Like in the middle of summer and you
come home to find the candles are melted
from the heat cause the AC blew out -
and it’s now Friday Night. True Story Dat.

Or not being able to fix the foundation and
seeing the cracks in the wall get bigger
and bigger.

Having the roof get so old and deteriorated
you can see sun coming through in the attic.

A kitchen that was last updated in late December
back in ‘63, oh what a night. oops got carried away.

Paint that is peeling away in dry brittle cracks.

Things that show that the Owner Can’t afford the repairs?

Got the idea?

OK – Now – How to find them?

1. – Windshield time.  My Father In Law, before he passed
away was always told how Lucky he was because he found
so many “good Deals” at Pawn Shops.

His reply… you gotta put in the windshield time.

He was talking about diving from shop to shop and YOU have
to drive some neighborhoods to find the right ones.

But once you find them – OH Boy!

2.  Do a search online.  Let’s look
at what we are really looking for ok?

For a house to meet the criteria – it has to be old.  Like
20 years or more old right?  So once you find a neighborhood
that has a LOT of houses that fit the criteria of Repairs
that are needed you can go pull up a list of ALL of the houses
off of infousa.com

Then do a Mail Out – Or Bandit signs in the area, or door hangers
or All The Above!

3.  Grab a Realtor – have THEM do a search of listings of houses older
than 20 years AND look for Keywords.

Needs Repairs – “As-Is” – “Cash Only”

Those types of things.

4.  Use a service like Real Quest to find your addresses for you
but be careful – some “older” neighborhoods are still in real”nice”
areas and are not dilapidated.  Know Your Hood Ok?

You are not looking for Sophia Loren alright?  You want
a house that has not aged as gracefully. 

These are just a few things to look for in the Repairs Needed
area – in Part 3 we will be talking about the E. in R. E. M.

3 Things To Look For in a “Great” Seller – Part 1

When it came to phone calls there were always
3 things I looked for when I started talking to
sellers on the phone.  These 3 things helped me
make a lot of money and quit my J.O.B. literally
6 months after I put my heart and soul into real
estate investing.

What are those 3 things?  I call them R.E.M.

Today we will talk about the M part.  Motivtion.

Let’s think of some Motivations for a second
that might, as an investor, give us reason to believe
that the seller might get rid of their house at a
discount:

60% of all marriages are ending in D-I-V-O-R-C-E

Relocation – I know I relocated 12 Times in the first 11
Years of my marriage.

Judgements and Liens – defaulted loans etc.

J.O.B Layoffs

Property Taxes come due – like right now

Home Owner Association Gestapo’s are now taking
over more and more properties as owners can’t
make all tof the payments.

Medical Expenses

Someone passes away and a family member inherits
an unwanted property.

The list goes on and on.

Now, what I wanted was an easy way to find out who
was Motivated and how I could reach them.
yes – I could run to the courthouse everyday but
I was too lazy to do that.  I wanted to be looking at houses,
not fighting through all the lawyers and clerks who
thought their J.O.B. was to make our lives miserable.

So I started searching for an easier way to get the
information -

What I found was a local Legal Newspaper!

Not only did it give me DAILY information as
Public Notification that is reported – but
for most of the notices it also gave contact information.
And here was the really cool part – they would actually
Email me the list everyday in excel format! 

With that contact info I would import into a simple
spreadsheet and then mail them a letter or post card.
Remember – it is a numbers game with sellers – you get
your business in front of as many people as you can
and just work with the most Motivated.

If the full contact information was not provided then
I would go to zabbasearch.com or merlindata.com as they
provided 2 of the best “skip tracer” type of services
I have found for us normal folk.

With just this 1 Simple Step I was now exposing my
business to new people all the time and the best part?
They were the right motivated customer.

So reach out to your courthouses and see if you can’t
find a legal paper or Public Notifications List, get on it
and Take Action.
